@UNC71-00 and other North Carolina guys, how is the Beaufort area? Specifically, north of there a little bit along the Neuse river? I've been looking at buying a home or some property along the water in multiple states, and am not very familiar with this area at all. It looks fairly rural, but also pretty nice. The property prices seem pretty low compared to a lot of areas on water, and you can actually get a little acreage. What's the deal with the prices being so low? Is it just because it's more rural, or is it due to flooding, etc?

Also, hows the fishing in those waters up there?

What are the prices on a per acre basis? I am somewhat familiar with prices in SC. Basic farm land is close to $3k an acre I think? Been about a year since I was looking so might need to check my numbers.

But when i was looking, thats kind of how i analyzed it. What it just an average acre of farmland going for? Are there any improvements like a house? River access? etc etc

Have fun looking, there are a lot of cool places out there and I think land / recreational property is a good hedge against long term inlfation.

Beaufort is a nice little town and getting bigger by the minute. Lots of people are making their way to Carteret County. Tons of fishing- whatever you like. I have a bunch of friends who fish this area regularly, both close in as well as all the way out to the Gulf Stream. I wouldn't think flooding would be an issue outside of hurricanes. Carteret County is pretty damn conservative too.

Where exactly are you finding land to be reasonable down there?

Looking for a lot with waterfront access, so that will definitely drive the price up, but having some farm land would be pretty great too.

Ok- I can see that. That is a good 30-40 minutes from Beaufort (probably the same amount of time to a grocery store).

All types. Love saltwater fishing (tuna/dorado/etc), lake fishing (bass/pike/striped bass, trout, etc). I have only done a little fly fishing, but I'd like to do more of that also. The closest that I've fished to NC is in Florida though, so any input you have is appreciated.

Man I would be happy with either of those! I would prefer the 13 acres because I like the space. Gives you a little room for creativity.

You know of the Big Rock tournament, right?

We fish for tuna, wahoo, yellowfin, mahi and billfish out of Morehead. There is great saltwater fly fishing- one of my friends used to be a guide and was good at it- good enough that he took George Bush senior out one day- let me see if I can find the picture.

Up where you are looking, there are stripers, speckled trout, redfish, drum, etc. It's a beautiful area and not far from the ferry to Okracoke, which gets you on the OBX at a really cool spot.

Look at the black river out of Georgetown sc.
Good rural area up against the coast. Smack between myrtle beach and Charleston. 10 yrs ago you could get a house and couple acres on a bluff for 150k or so. Not sure now but it is a nice area for country living

What's the weather like out there? Looking online, it says it's common to be quite overcast year round, while being cold in the winter and "oppressive" with heat/humidity in the summer. It doesn't seem like it would be that bad, since the average highs are only mid 80's. I understand that the humidity would make it feel hotter, but it doesn't sound too terrible

With your experience and familiarity with the state, where would you recommend I look for some property on the water? Doesn't have to be a huge lot, although it would be nice.

No, I'm not familiar with that tournament, but it sounds amazing.

Big Rock is lots of fun- great big party in downtown Morehead City and it's cool as hell to watch a boat bring a big one back to the docks.

That was June 2020 (notice the lack of masks- Carteret County just ignored Covid)- the guy on the far right owns the boat and was fishing with the crew

Being on the water is nice and keeps the heat down. But if you get off of the water in this area, it is as hot as 3 suns in August and the humidity is as bad as you have ever experienced- you walk outside for 2 minutes and you are covered with sweat. Winter isn't bad at all unless it gets windy. Hurricanes are always a concern in this neck of the woods.

I haven't noticed it to be overcast there more than it is anywhere else.

If you are looking for salt water, this is exactly where I would suggest looking. But you also have to realize that I don't like being around a lot of people and don't mind a 30 minute drive to go to the store. But if you want some other places, the north side of the Neuse around Oriental is nice- Oriental is a huge sailing town. You could also look at the north side of the Pamlico around Bath and Washington (which the locals all call "Little Washington". Once you get away from any sort of town, it gets really, really rural. There are also a lot of hog farms in Down East NC, so make sure you know the proximity of the closer ones as well as the prevailing winds, or else you might smell hog shit regularly for as long as you live in that house.

Around Sneads Ferry might be nice too, but I expect it would be more expensive.

Harkers island has good fishing but is only accessible by ferry. There is nothing and I mean nothing on the south side of the Neuse from New Bern to Morehead. Croatan national forest takes up most of the area, but if you like seclusion, fishing, and mosquitoes as big as owls that’s the place for you.

I could certainly do without the ginormous mosquitos, but I love fishing, and I'm good with seclusion.

I wasnt gonna mention that. I do like Morehead and the Outer Banks. We have a shop in wilm and i lived there a bit. I like SC better. I am 100%biased. If you like wine cheese and holes NC is fine ID imagine.

Morehead City and Beaufort are geographically the same place- cross the bridge to get from one to the other. There is a difference in culture between the 2, but not a huge one.

I myself wouldn't like living in a town where people come to vacation, but the properties you originally linked are far enough from town that you would never see the first tourist unless he was very, very lost.

You definitely need to come see what we mean by remote location, humidity and mosquitos. I am not going to be responsible if @Mrs. LVRebel divorces your ass for moving her to the outskirts of a swamp.

I'm just in the investigation phase right now. We've been looking for some sort of property out west, but there just isn't that much to choose from. We've done some looking in Florida too, but then also started looking up in SC and NC. I'm not ready to pull the trigger on buying right at the moment, but I wouldn't be against talking with your RE friend, as long as they understand my situation.

We've done some looking in Florida too, but then also started looking up in SC and NC. I'm not ready to pull the trigger on buying right at the moment, but I wouldn't be against talking with your RE friend, as long as they understand my situation.

Also, there are lots of gorgeous smaller mountain lakes where you can either fish the lake or trout fish on native and stocked streams, but they are at least 6 hours from Beaufort. Plenty of smallmouth if you want to float a canoe or kayak down a river too. Lake Adger is one of my favorites but there are plenty of others- just stay away from Asheville unless you like the smell of patchouli

The house you posted will put you 45 minutes from civilization, by boat or motor vehicle. Been doing AB, NC’s redneck riviera, all my life and have never ventured out that far into the wilderness.

I'm not tied to the coast, and would be interested in lake front property too. It would be nice to be close enough to be able to get out on some periodic ocean fishing trips, but I'd still be happy on a lake

Me & my girlfriend are trying to figure out where we want to live. We like our area, but don't want to settle down here. I often mention Georgetown. Pretty cheap for the coast, with the lack of beaches, but tons of great inshore fishing & quick access to the ocean. It also is a big enough city to have a few decent places to eat, drink, etc.

I live just outta Mt P proper. I used to be central.
I used to look around. Now I live a bit out of the way on 41.
Um thinking grown and i coulda done it for 125k. Nice place 2400sqft 4 acres 1.25.
Really nice country spot.
I hate people but love Coon Hounds Beer Good Food and fishing. I m so old i dont care if i catch anything

Was supposed to go see a house on the coast in Seabrook, TX tomorrow but the seller took it off the market after receiving multiple offers in one day of being active. All offers were sight unseen as earliest day buyers could see the property was tomorrow per seller. I just can’t bring myself to offer on a property sight unseen. Seems crazy to me.

Sucks, as we really liked this one. The search continues.

All offers were sight unseen as earliest day buyers could see the property was tomorrow per seller. I just can’t bring myself to offer on a property sight unseen. Seems crazy to me.

Crazy times. You hear this all over, in the areas all the people are moving to...which I assume means the opposite is true in the cities everyone is fleeing. Would hate to be trying to sell a home in a liberal shithole right about now.
