There's some nice properties West of Hillsboro, which is about 1.5 hrs South of Ft. Worth on Lake Whitney. Yeah, looking at some of the properties in the Canyon Lake area, the lake looks really low. That's not ideal if you're living on the water, but it recedes a ton and you can't really use it. I live out in the Hill Country near Kerrville and Boerne so I'm partial to this area. This area is within an hour or so of Canyon Lake with the Guadalupe River, Frio River and Medina River real close for tubing and camping. A lot of these properties have become over priced as of late, as most things real estate have.
It really comes down to whether you want to be somewhat secluded and be within a short drive of these places or be right in the middle of them. We're in a severe drought down here at the moment and a lot of the lakes and rivers have gone way down of dried completely dried up. I have a 10ac. lake behind my house that I was fishing in last Jam. is now bone dry. It was 4' to 10' deep at that time. Also, they stopped drilling for wells and closed car washes down here (Bandera and Medina Counties) for a little while, but may have resumed drilling by now since there has been some moisture as of late.

Granbury is better than Hillsboro IMO, but Whitney is a great lake. Excellent fishing as you said and a Corp of Engineers Lake so no houses directly on the water. I live on 2.5 ac in the County with the city limits within a mile from me, I'm on city water. I'm not sure in most areas but if you're far enough out of the city then it will be a well. There's a lot of new areas being built up with 2-10 ac sites I know for sure are a well. I'm with you as far as Granbury over Hillsboro to live in. If you don't mind being away from a decent sized town the Lake Whitney area is great. It's been a while since I've been around Granbury and know it was building up rather quickly so my knowledge of that lake and area defers to you.
