@MortgageHorn and/or other TX folks. What part of the state would you recommend me to buy some property in? Ideally, I'm looking for some acreage that has water (Lake/river/etc) or at the very least, has the ability to put in a well for a reasonable price and be able to pull water that way.

I'd love to be on a lake, but it seems like most of those properties are ridiculously expensive, and many aren't all that nice.

New Braunfels is my favorite. Canyon Lake is close by. Just an amazing section of Texas.

Sadly, every once in awhile you see some idiot in a baby shit orange shirt around there. But, it’s worth it I guess.

There's some nice properties West of Hillsboro, which is about 1.5 hrs South of Ft. Worth on Lake Whitney. The lake is never over crowded, at least hasn't been...has nice bluffs over the lake with excellent fishing.

There are also some nice, but pricey properties around Canyon Lake. It's a beautiful lake but usually very crowded with a bunch of Cali transplants littering the landscape.

I live out in the Hill Country near Kerrville and Boerne so I'm partial to this area. This area is within an hour or so of Canyon Lake with the Guadalupe River, Frio River and Medina River real close for tubing and camping. A lot of these properties have become over priced as of late, as most things real estate have.

It really comes down to whether you want to be somewhat secluded and be within a short drive of these places or be right in the middle of them. We're in a severe drought down here at the moment and a lot of the lakes and rivers have gone way down of dried completely dried up. I have a 10ac. lake behind my house that I was fishing in last Jam. is now bone dry. It was 4' to 10' deep at that time. Also, they stopped drilling for wells and closed car washes down here (Bandera and Medina Counties) for a little while, but may have resumed drilling by now since there has been some moisture as of late.

Yeah, looking at some of the properties in the Canyon Lake area, the lake looks really low. That's not ideal if you're living on the water, but it recedes a ton and you can't really use it. If you have more acreage in the Hill Country (or other areas), do they all have municipal water/sewer, etc, or do most of those have wells/septic?

Granbury is better than Hillsboro IMO, but Whitney is a great lake. Excellent fishing as you said and a Corp of Engineers Lake so no houses directly on the water. Aquila has some decent duck hunting for the public too. Mostly green heads and Woodies.

I live on 2.5 ac in the County with the city limits within a mile from me, I'm on city water. I'm not sure in most areas but if you're far enough out of the city then it will be a well. There's a lot of new areas being built up with 2-10 ac sites I know for sure are a well. I'm just not 100% sure where that starts/ends.

I'm with you as far as Granbury over Hillsboro to live in. If you don't mind being away from a decent sized town the Lake Whitney area is great. It's been a while since I've been around Granbury and know it was building up rather quickly so my knowledge of that lake and area defers to you. I'm not a duck hunter myself but that's definitely a draw for those that are.

I’ve lived in every part of the state but the transpecos. Every part has its charm, however stay out of East Texas. Draw a line from Paris in the north to Houston in the south. Do not cords that line. It is only Aggie’s, Arkies, and coon asses. .
