I just follow KO because my wife will inherit KO stock that has been in her family since 1976. My recommendation of KO comes mostly because I feel like the stock is undervalued as compared to the SnP 500.

Over the last year KO is up 18% while the SPY was up 40%. Several reasons for this, many related to COvid and no games / concerts etc. With vaccine out and world opening back up I would expect KO to start performing better.

Any holding is relative. Im not suggesting it should be anyones only holding, but if you think the market as a whole is overvalued then KO may not be a bad play. I happen to think the market is overvalued. If the market pulls back, hoping KO wont pull back as much. At same time room for upside if world opens back up.
I like it. 3% div yield right now. I’m a fan of buying boring stocks like these and just holding long term. I’ve built some solid positions in XOM and T. In a world of meme stocks, the big boys will be left standing when shit hits the fan. Even if the big boys pull back, I’ll keep collecting my dividends until we bounce back.

This. Have no idea. Was expecting a bigger increase from the FDA news. Has shat the bed since. All I can tell you is you can buy it at a discount now. I see good things ahead but nothing like our 12/2019 pop we saw from phase 3 results.
Have you heard anything else regarding AUPH? I'm still holding for now..

Any chance we get lucky and things keep dropping for a while or is that gonna wait until 2022?

I honestly don't know. My gut feeling is that this market is overvalued as shit and these prices are a direct result of all the money pumped into the system by the Fed.

The other side of the coin is that we have printed so much money and are about to pass an infrastructure package and the money has to flow somewhere. i.e stock prices go up.

So value vs inflation ..... not sure who to take or when.

The stock market is not overvalued. The inverse of P/E is E/P or real return. As we enter the next dark age, the world is becoming increasingly dysfunctional which means lower real returns. And this means low E/P or high P/E. So my money is in VT which is Vanguard's world stock index.

Storage units. If I had more capital to buy land I would build them all day long.

Started with a 30x130 and filled it in 6 months. Built another and filled it in 3 months. I could have filled another this past summer.

Damn I’m hoping to get in this business. Trying to sell a property and if we can get that done we are putting units up

I’ve always been interested about this business.

Do you have a standard producer for the units?

Yes I went with Betco but Trachte is good also. They manufacture the entire unit and can assist with plans. I preferred that to a metal builder that would source materials and such.

I wanted standing seam roof so I wouldn’t need to worry about leaking screws. I also didn’t want red iron as I preferred galvanized.

I utilize software and I auto-draft probably 75% and have little trouble with no pays because it automatically sends texts and emails. I probably spend 30 minutes a month working at it and that’s endorsing and depositing checks.

Willing to help if you need it or have questions.

I recently gave my guy 500k and said don’t fuck this up. Just want something just above keeping this in a mattress until these morons are out of office. He has gown it by 10k in 6-7 weeks. I did add some coinbase which has grown 22% in 3 weeks and 2k worth of DWAC just to see what it might be.

Do it. It’s been great. Let me know if you need help with anything.

Mine are in a small town of about 1,000 people but I have highway frontage. There are 3 towns within 18 miles in all directions that I pull from. Being a small town the zoning was a non-issue also. Just keep this in mind when you are looking at locations.

If you want to gauge demand, drive around the units and see how many have locks on them. Can always do a feasibility study but why spend the money if you don’t need to.

Roughly how much did the 30x130 run you?

I had 110k in it but I would budget 130k to 140k now at least. The building by itself was about 43k. That was 3 years ago and a lot has changed plus there are a lot of variables. Land being a big one as I owned the land already.

Is the property flat or will you need stepped units?

Will you need a lot of pad preparation to divert water?

These are just a couple. Cost of concrete is another.

This is all awesome info.

A friend of mine owns Lockup Storage and he is one of the wealthier people i know. There is some tax play he takes advantage of due to owning the land.

So how much return will you get from your 130 -140k investment?

About 20% after taxes and insurance but a lot of variables here too. Whereas I’m in a rural area the rents tend to be lower than larger cities. Best thing to do is check rates locally and see what the market is

The size of units is also a factor. Smaller units will get you more $$ per square foot but they tend to attract more people that don’t have a lot of stuff and may not have a lot of money. Bigger percent of non-payers. Larger units rent almost immediately and these are the stay-and-pays. But, bigger units are less $$ per square foot.

Property taxes are a huge issue also. In Kansas the property taxes are double what They would be in Oklahoma and probably Missouri.

We've got a great area scoped out, just got to wait for the right property to come open.

Appreciate this and your following posts in here. Good stuff

Well Huntsville is pretty stacked with them. We got our eyes on some small towns around HSV
That’s what’s up.

I figured with the growth and the government jobs moving in it’s gotta be a pretty safe bet.

All I know is that I bought some Ethereum at $1800 on @America 1st ’s suggestion and it’s over 4K now.

Bad thing was, I was screwing around and getting used to the app I was using so I only bought $10 worth as a test of sorts. Doubled it, though! Now I’m basically rich.
Go to the HBAR thread and go double or nothing with yore 20$.

Yore grandchildren will thank you according to @ MortgageHorm

It’s doing MUCH better now than it was this time last week. Still taking it easy but I’ll probably return to training in another week.
My better half and myself will keep you in our prayers. We’re pulling for you!

I have a herniated disc myself so I understand how debilitating it can be.

Messed my back up when I unloaded truck in the UPS hub in college when I slipped on some ice in a trailer.

Anyways, bless you and the kids. I messaged you. Reach out if you need anything!

Awesome man, I appreciate that!

How has your disc been treating you these days? Have pretty regular flare-ups or did you get it worked out?

Nah it’s fucked.

I’m hoping to get enough financial shit figured out that I can take a couple years off to do surgery and PT when the time comes.

I’ve been gambling a little on some long term dividends growth plays hoping I can get lucky and hit three or four winners.

I think the tough thing right now is there are very few companies that really standout as good gambles for plenty of upside, with moderate downside, given the sentiment of an oncoming collapse coupled with inflationary pressure and the expected growth that demands.

How is everyone handling their investments right now?

I rebalanced my 401k today from 90% stocks/10% bonds to more of a 60% stocks/40% bonds.

I made a few real estate investment purchases in 2020, but that market looks like its heated up too much as well.

I also own a few individual stocks that are gold mining companies and energy companies (but pretty small holdings compared to the rest of the portfolio).

Basically attempting to hedge strongly against inflation, but going forward over the next year I'm not seeing the path other than be a little more conservative and wait and see.
Got in on ABBV, TD, and T at the open from a weekend order.

At this point I’m scooping up anything that is a buying opportunity.

How about marijuana stocks? Anybody in on any of them? I've looked into a few, as I figure legalization is coming and any good companies neck-deep in MJ will be pretty lucrative if they know how to grow their business properly.
