Like many others, I get calls all the time from people wanting to buy my house. I used to say I wasn't interested and hang up. Now, I say $650,000 cash, $25,000 non-refundable deposit, As Is, and close within 7 days. The price is about $250,000 higher than it's FMV. If someone wants it and will pay my terms then I can find another place and put a 1/4 million in my pocket.

Amazing how many hang up before I finish my statement.

I have a metal "for sale" sign I had made up to try to sell a lot I owned a few years ago.

One day we were straightening out the garage and I leaned it against the side of the house to get it out of our way, not even facing the road. 2 people stopped to make offers.

I flip houses and other RE part-time. A couple of years ago, I got a house under contract to purchase. Driving home, I was passed by a person with an "I buy houses" sign on his truck. I got behind him and called him. He and I turned around and went back to the house. I flipped the contract to him. It took less than 2 hours to buy and flip the house. I have done this with him several times since and have done a bunch of pest control for his other properties as well as several other investors.

Friend of mine and his wife built their own home. Not just serving as his own contractor, but doing a lot of the work on their own at night. They were nearing completion, late one night working at midnight, guy stops by, rings the doorbell, and makes them an offer they couldn't refuse. They had custom made almost every square inch of the place, literally in seconds went from working on the house to negotiating a price. Next morning they agreed with him on a price and made a ~$300k profit. He said it hurt to let it go, but they just told each other they could get a nice house on the lake now.

He's just a money making machine, but he works his rear off. He had storage units as a side job and made a small fortune running that.

I had a realtor knock on my door and ask me my price. I told her 1.1 on a property that I have $450 in. Sold it 3 days later and banked $650. It was my Airbnb so I didn’t even have to find another house. On the lake in Austin Texas. Market is nuts.

Storage units are money making machines. I've bought several houses where the owners (inherited) didn't want any of the stuff inside. I always get a separate contract signed for the contents. Had a "garage sale" on one local house. Made several thousand dollars on just the contents recently. I walked into the local Taco Bueno and asked the people behind the counter if anyone needed a dining table and 8 chairs. One person knew someone and I sold it to them for $250 cash and they take away.

I'd love to do that, and I was offered 2x what I paid for it. Problem is, then I have to find some place to live. If it were just me, I'd get a piece of land in the country and put a nice camper on it til the market settled, then build. But with a family, I can't really do that. Plus, my wife has an ill grandmother and mother ~5 minutes from our house, so it's just too convenient for her right now regardless of how much $$ I can make.
 
I can't stand to listen to him. Couldn't tolerate him even if he was right about everything.

He had no choice on the election fraud. They took Judge Jeannie off the air over it. Fox put the word out early on that subject wasn't even to be broached. Anytime I'm tempted to tune in and watch, I recall they were in on the fix back on election night. They were given a big role by the cabal, and they played it to the hilt. Other than watching Tucker's monologue on rumble or youtube, haven't watched anything of theirs since the election.
I knew Sean was full of shit when he continued to say 99% of the FBI were good people. Most of the FBI personnel were hired trained and promoted by Mueller or Comey enough said.

We all noticed that there were zero FBI whistleblowers on either of the Hillary or the Trump BS investigations. Why didn't Hannity ever mention this little fact about his 99% good guys?

I had the perfect situation. We bought the house next door six months earlier so that we could make the lakehouse an Airbnb. It generated $50k per year in revenue but required a lot of work getting it ready each week. I took 12 years of income upfront and still have a house worth close to the same. I would rather be lucky than good.
