Hurricane Ian related. I was married on Grand Cayman 8 years ago and we held our welcome party for guests at the Cracked Conch. Here is a webcam showing where we had the dinner for all of the guests. It's the elevated wooden deck that hasn't quite succumbed to storm surge. The thatched hut roof to the left of the screen is a bar associated with the restaurant, the Macabuca. Praying damage is minimal and praying for the residents of west coast Florida.

edit: this is a world renowned dive bar, so some of you divers may be familiar.

Some guy's out there watching it. I would be too, if I could. I love storms. Hate the trouble they bring, but they are beautiful to watch.

New client just came in, a Dr. Extremely nice lady and she was talking about how out of control things are economically. She said she has started buying lunch out at least one day a week for her coworkers because many of them are struggling to the point that they can't afford to eat out even once a week.

New Orleans currently has fewer than 1,000 officers, down from 1,300 before 2020 when the Black Lives Matter movement rioted in cities nationwide and pushed to demonize and defund police departments.

According to a report from The Hill, NOPD Superintendent Shaun Ferguson said in a statement that the current police response time is 11 minutes — but that they can lower it by hiring civilians to help out.

“This is a tough fight that we must stay the course on,” Ferguson said during a press conference last week. “What we are going to be doing in the future is hiring civilians and police intake specialists. We are looking to hire 25 civilians so we can have around-the-clock staffing, telephones to take those reports, and around-the-clock staffing to monitor these online reports.”

Cayman officials just gave the All Clear. Pray for Cuba and West Florida now. They won't get off as easy.

And I absolutely would have been out there watching with you. I've been a weather nerd my entire life.

My Dad is slipping rapidly and he cannot be home anymore. My Mom cannot care for him anymore. We are actively looking for a long term care facility for him. The one place we called today said that they have beds available, but would not accept him unless he gets another Covid booster. 😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡🥺🥺

The most recent historical high water market for mortgage rates was "14 years." It was broken so many times in September that we officially declared it to be boring last Tuesday. Now, less than a week later, 14-year highs would be more exciting than boring. As of mid-day today, we're officially at 20 year highs.

Perhaps it should be "unofficial," because our daily rate records only go back to the beginning of 2009. We're relying on weekly survey data for the historic highs and it's entirely possible that there was a day or two in 2008 where rates were higher than today, but we digress. Comparing current rate levels to various points in the past isn't really important.

What's important is that less than a year, the payment on a new $400k mortgage is up at least $1000/month. Many lenders are now quoting top tier 30yr fixed rates over 7%.

Been doing this a long-time may be a record day as Mortgage Bonds down 142 basis points currently was worse earlier today.

There is such a drop that to fulfill the current mortgage coupon you cannot get a rate today without paying a point.

If this slide continues at a certain point the mortgage credit market will freeze-up and housing armageddon will commence shortly.
