Up to 1 million Russians could be called up not 300,000. Ukraine or most of it will cease to exist. US presidents starting with Clinton kept poking the bear.
I guess we gonna find out. He has activated the Russian Nuclear Triad, and stated that if the separatist provinces vote to join Russia the Nuclear Umbrella will now be over them and Crimea. Any attacks on this territory that joins Russia will be considered an attack on Russia and it will be WW3. So far I have not seen Putin use Reverse gear yet.
He may take more than Ukraine.

Sales are off big time in RE. New construction contracts are off about 80% and existing sales are off about 50% right now over this time last year. Builders are just finishing off what is under construction/contract, that will last between 6 mos to a year. Once that happens we will see what suppliers and vendors do with pricing. I expect prices to drop between 20%-30% on new builds and that will in turn affect resale pricing accordingly. This is in SWFL so things will change depending on where you are. I don't think there will be the mass default we saw in 2006-2010, I think this will be a waiting game between buyers and sellers.

Interested to see how this affects NWFL. When I moved here in 2015 I wish I had the cash to buy up the 1000s of foreclosed condos from Destin to PCB. Now you can't find one for a decent price. Also new home starts are way off but demand is growing. Military community that has been priced out of the market by Northeast Money moving down and paying cash way over asking. Affordable housing isn't available........

I think there will be a shorter/smaller window for the default/destressed product this go around. The rental market is the wildcard. If the institutional buyer starts having much lower rents and vacancies, we could see more inventory hit the market.

We saw the same thing from big city buyer who could afford to over pay, thus pushing our traditional buyer away. That is why I think it will be a waiting game. That buyer that over paid won't want to take a huge bath when they sell and the new buyer isn't going to pay the inflated price. How long is the wait and what will the price be?

The national builder with inventory will probably end up making the decision for both of them.

I'll be monitoring as well. If things get weird down there, and prices get to that point, give me a shout. We can be non-slum lords together!
