Just when you thought you had seen it all ITT...

Not unusual. I always find apartments where the stove gas burners and ovens are turned on to their maximum, oven door opened, and people sleeping upstairs. Sometimes I have found paint bubbling on the cabinets directly above a burner. Over the years, I have seen 10-15 apartment fires from this practice alone.

I won’t even get into the fact that you shouldn’t t be driving clients in your car for liability reasons...but how are you going to charge them for gas TO DO YOUR JOB?? You got not gas but want to be extra with full service that you expect your buyers to pay? Super tacky & not the smartest business practice.

I NEVER let my car need gas when I am showing houses. Unless you work in Texas or Montana I doubt you are putting that many miles on your car in a day to have to pull in and have to get gas.
Also I would personally (COVID Aside) put clients in my car and NEVER children. Liability, and most Realtors don't have umbrella insurance to cover an accident. You will get sued even if it's not your fault.
Personally, even if my client wants to get lunch/coffee or even a beer. I never let them pay. for 25 years, it's worked well for me.
Just my opinion. It's your business, do what you want.

a single tealight has an energy output of about 100 BTU/hr. A small space heater, capable of heating a small room, is 5000 BTU/hr. Thus, you actually would need fifty candles to heat the room as efficiently as a space heater, instead of just four. They sell out of heaters so this solution would be something viable but you’d need several to make a difference but at least it would be readily available and is at least safe.
Just a point of warning. I had this Party Lights "thing" in my house with one tealight in it. The vapor from the melting paraffin from ONE tealight collected inside this contraption and it apparently got super heated and flashed off. I had foot long flames shooting out the star and moon holes of this thing. It was sitting on a side table in close proximity to my curtains. I happened to be sitting there when it went, so I was able to move the curtains from the flame and extinguish. Be very careful with the paraffin candles. That shit is flammable.

Just happened to talk to a good friend down in Florida who was on a fishing trip w/ Trump's caddy last week - thought the LAC would enjoy the highlights:
  • He's enjoying the break, likely for another month or two
  • Has played golf just about every day
  • Plans to be very active when he returns, not leaving politics
  • Lost a ton of $ since he became president (as we all knew; the Dims all claimed he's enriching himself...idiots. I digress.)
  • Is serious about starting media co - news and social media
  • Considering '24 run but not ready to decide this early
Lastly, and I found this interesting, the caddy said he's kinda depressed...just a little down. He even has trouble getting people (the ones he wants to play with) to play w/ him at times, due to people being concerned about optics and getting blowback.

Nothing earth shattering, just FWIW...the last thing I'll say is would Trump really tell a caddy what his real plans are? ;)

Crap, I'd head down to Mar A Lago right now to get in 18 with 45. Would be one of the single biggest events in my life.

The Big 12 champion is the regular conference season champ. The tournament winner is not the champion, it is the tourney champ who happens to get the automatic bid. Is the team with the most regular conference season wins the champ?
There's bragging rights for both. I always thought of it as "body of work" (most regular season wins) vs who's hot now (tourney champ).

Yes I'm being elusive on purpose cuz I don't think it matters except for banners in the arena. I think teams get them for both accomplishments.

Sweet Sixteens and Final Fours matter more IMO.

Football is the winner of the CCG if you have one - or most wins and tiebreakers if not. Matters a lot because of bowl tie-ins at a minimum, CFBP implications ultimately.

Trying not to talk down to you - I know you know this stuff.

Having fake people in your life is never a good thing. I personally am glad when people show their true colors, so I don't have to play a guessing game on whether this person has my back or not. I am also pretty sure, if Trump wanted to play golf, he isn't having a difficult time filling his group. He just may not have the fake rich people who are more concerned about their image rather than their character to join him. I would think he would be okay with that after what he has had to deal with with his so called "friends" in DC.
 
What if the conference “leader” is the one cancelling games two weeks out and may only play 9 games while the second place team will play all 18 games? And the “leading” team is issuing statements like this?

According to several articles by CBS sports and Big 12 commissioner Bill Bowsby, Baylor may not be required to make up all their games, but at least play each team at least once. That means the only team they haven’t played yet is West Virginia and maybe the only game they will have to make up. Baylor AD Mack Rhoades said that Baylor does not intend to skip the Big 12 tourney but would if it will jeopardize their NCAA tourney participation. So basically Kansas may be the only team playing a full slate and Baylor could, if they choose, skip the Big 12 post season tourney. At this time, Baylor plans to participate in the Big 12 tourney.

I now understand your question. That's BS on Baylor. if you can play, play. That simple. Baylor's seeding in the NCAA would not be put in jeopardy by an early loss in the tourney IMO.

Having horrible flashbacks to the day VT football chose to end their own longest active bowl streak and not play in one.

Democrats are now worried. Without social media, Trump’s popularity has gone up. More attention is paid to their abysmal Biden administration and Covid mistakes. If I’m Don, I enjoy the break. I’d never go back to Twitter if I were him. He sounded as presidential as ever calling in yesterday talking about Rush. Keep that up, hold rallies where it’s the only opportunity people have to get the message - the attendance will only grow. Absence makes the heart grow fonder.
Agree with all but will add, if he does nothing for a while, there's nothing to demonize by the media - deserved or not.

I just enjoy listening to old Rush. I doubt it is fake crocodile tears. If you were one of his inner circle guys im sure you'd have different feelings. Im not crying but tbh Im bummed out over Rush passing. Ive listened 70% of his shows since 1988. It is essentially the end of an era for the guy who single handedly brought AM radio back and put talk radio on the map by himself.

They changed the definition of "positive". If I'm correct, it was both the level of detected virus was cut in half and only one negative is now negative instead of two in a row.

By some somewhat shaky but defendable math, that's a four-fold reduction in the possibility of a "positive" all else being the same.

One of the smartest things I’ve seen posted on this board IMO. Trump was often his own worst enemy - I guess Twitter can do that to you. He needs to stay off that platform and focus on building peoples desire to vote for him through in person events. He needs to reframe his message to focus on the damage the America last policy is doing to this country and how he can fix it. Do that and tone down the hateful rhetoric and he’ll grab 10 million more votes. I hate to say it but when he’s presidential, he’s literally unstoppable.

Yes. An hour after the phony inauguration, the WHO recommended lowering the cycle threshold on PCR tests from 40 (extremely high) to lower 30s, I believe. This was recommended by local level doctors here back in April. Nothing about the virus or protocols has changed, save for the first "wave" in densely populated areas.

But the idiots will scream "vaccine", "masks", and even ice storm related "social distancing" as the primary reasons for the decline.

The gas stove thing is more common but you'd think the particles in the air would and the smell would be enough to make them think twice about a charcoal grill.

We just had a guy burn down his apartment trying to trill hamburgers on a charcoal grill inside his apartment here in town so I guess I shouldn't really be that surprised.
