My neighbor is a RE agent. Actually heard the word bubble come out of his mouth last week and he never says that. He's always saying the market is right where it should be
The bubble is real and the crash inevitable. People are overpaying as much as 20% in our market.
Any advice for someone looking to buy? Currently renting and have been trying to buy for months

Yes. Houses are in short supply where I'm at and going way over list.
Yeah it’s really just a bad time right now overall. I buy residential and we turn them into rentals with my cousin and we are steering completely clear right now. We got one in April last year that was a steal and then one at a reasonable price in October time frame, but the market took off afterwards.
My suggestion would be to rent for now. Renting is not a bad financial move like many say it is - so don’t feel like you are throwing money away by renting.
