Manager is probably a 40k job but I'm not positive on that.
Trash/dumpsters are on going overlooked expenses. Dumpsters can get expensive. Can be 1k to remove a full one loaded down
Holler w any others. I put rebar in the buildings all around me and a buddy owns 3 different locations. I can ask and get you answers
Marion is still depressed today. We are buddiesMy grandfather owned some & my uncle helped run them. This all sounds about right, from what I heard from them. I know when my granddad built them in small town Marion, SC 30 years ago, most of the family thought he was wasting money. Dead wrong, those things were a gold mine.
Nice NinjaI own storage units and can help.
In my opinion I would look at Betco (who I went with) and Trachte. I’m familiar with these two and they sell complete kits and can install depending on your location. I believe Trachte is in Minnesota and Betco is in South Carolina. Both can facilitate with site design and preparation. Also plans to satisfy zoning. I went with standing seam roof and galvanized metal. I didn’t want screws in my roof that will leak later and I don’t like the look of red iron.
I’m not sure why you’d really need a manager depending on the size and location you’re looking at. I have a great software package that handles contracts, eft payments, late notices, default letters, etc. This isn’t to say you won’t be needed in some circumstances, but it takes a lot of the work out of day to day operations.
Awesome! I am gonna be in touch and want to connect more. We have a contract on a house that should net us a solid profit and we want to roll it into some units.I own storage units and can help.

#3 is very interesting. We’ve got some serious momentum happening, and as long as we can close out the sale of one of our current properties we want to move fast.Know the owner of LockUp storage.
1) One of the wealthier people i know
2) Good tax advantages if you never sell the property. I'll have to get more details
3) During covid, before the fed monetary injection, when you would think people would be looking to cut cost, they recieved 99% of payments on time.
Overall, I think its a great business to get into.

That excitement soon fades when you realize it’s a unit that someone has left full of junk that you have to haul off. You’ll definitely find dildos and sex toys.I’m mostly excited about being able to go through peoples shit that don’t pay the lease. Treasure hunting
Is this a side gig for you or is it your main job? That excitement soon fades when you realize it’s a unit that someone has left full of junk that you have to haul off. You’ll definitely find dildos and sex toys.
I have a couple people that I can call to haul it off and empty it out. I just want to get it rented back out.
Roughly. We know which town we want to build in. Its a growing area on the edge of Huntsville and there are virtually no storage units out there. We’ve got a piece of property we are very interested in so we will see if it works outDo you already have a location in mind
Side job. I would need a lot more units and right now I’m landlocked. Is this a side gig for you or is it your main job?
Make sure to check zoning! It’s crazy how it varies from town to town.Roughly. We know which town we want to build in. Yep we are staying on top of that. It’s in the county and not the city so the laws are much more laxMake sure to check zoning! It’s crazy how it varies from town to town.
