Just curious…who here has a side hustle? I know we’re all tMB rich and just do extra work for fun, but what you got?

I have a vending machine business. It’s 0700 on Saturday morning, and I’m getting ready to start my weekly service run.

NSIAP: I looked and didn’t see another thread of this nature.

For inspiration, I’ll give you some of the highest rated “hot female CEOs.” Not my list; just some I found:

Wife has a furniture business. By that i mean she buys stuff from goodwill or facebook marketplace or even picks shit up off the side of the road. She then fixes it up by painting it, polishing it, fixing nicks and scratches etc. Sells it in a furniture store type place that rents out booths by the square foot. She does alright on it. Definitely doesn't need to do it, but its nice to have some extra cash.

My side hustle is real estate. Bought a couple places that I can use if we want to and if not i airbnb them. Airbnb makes some pretty good cash.

No. I have 2 about an hour away in opposite directions and the other one is a flight away (Chicago).

The Chicago one was the first place I ever owned and when I moved out it was the 2008 housing crash so instead of selling it I just rented it out. When Airbnb came along in ~2015 I started using that because it allowed me to go up there and stay for “free” a few times a year.

Another one is a Family beach house that some of the family wanted out of so I bought those family members out. I rent it a few times a year, just enough to break even on the year.

Another one I just bought as a spec for several reasons. Just getting started so too early to tell if it’s a good investment or not. Probably not going to be cash flow positive for a year or two but good potential upside.

If I really wanted to maximize returns I’d get an Airbnb close to where I live, manage it myself. However, there are a lot of regulations and HOA rules that make it difficult to find the right place.

Yeah, I have 4 long-term rentals and an AirBNB. Getting ready when tenant moves out at the end of the month to turn one of the LTR’s to a STR.

I’m also in the beginning stages of buying a furniture store. My goal is to have a business that pays my monthly expenses, but I work less than 10 hours a week in, by the end of September. Then I take the day job pay and pay down my primary residence. I’d like to have a paid off house in 5 years or less.

My family is in real estate, Uncle and son (my cousin) did this and were getting calls at all hours of the night about crazy shit. Real big pain in the ass!

Airbnb STR in ATX. Just got a nice booking for the F1 event in late October. Hoping to book soon for ACL Fest and some home game weekends.

Had a CBD shop inside a yoga studio but the city council of The People's Republic of Austin did a good job of shutting that down with stay at home mandates.

Let me know if the market out by you drops to a more reasonable level. I wouldn't mind doing the same in a city that I'd love to visit periodically.

Knock on wood, but ours gives us minimal issues. We had to replace the HVAC (it was 15 years old), but otherwise no big issues. And the damned thing prints money. Could LTR rent it for like 1000-1200 a month, it has averaged over 5K in rentals since we started in April.

My condo in Chicago that would rent out at $2700 a month on the high end will generate 6-8k a month on Airbnb. I pay someone to manage it and dont have to do shit for it and it still kicks out pretty good cash flow. If i didnt have to pay someone it would be one of my best performing investments.

Sorry NOT talking about Air BB, talking about Chicago mentioning handling maintenance yourself is a fuckin disaster. Pay someone. Fuck getting calls all night bc they need a towel or cant find something.

We have had a couple of incidents, but have learned to be much more picky when accepting reservations. We have denied a couple of reservations recently because a couple people had less than stelllar reviews. Its all a learning process, but in the end i would consider it well worth it.

And the person that called about the batteries would be getting the shittiest review possible!

Yeah, only way you can succeed in holding multiple rentals is paying a management company. That’s why most private investors can only manage a couple properties is they think they are saving money doing their own maintenance and management.

Rental management company the way to go 100%. My cousin own out properties 50/50. We don’t really cash flow, but principle is getting paid down and properties are appreciating. Hopefully the new step up in rent we can charge will help us actually start building up the account though

Best part…..my uncle is rich as fuck (literally lives across from Fred Smith….his and 4 houses are across from FS estate 🤣.). Uncle was literally only doing it bc his son wanted to. He literally disbanded the business that week and sold the 3 house in a month during Covid. 🤣
