What’s everyone getting into today?

BTW, we got a new cat for the kids last night. Sebastian the tuxedo cat. 6 years old. Hoping he transitions well with the pups. He came from an environment with dogs in the past.

Was headed to the beach but had a client interested in a house. Showed them this morning so waiting on them right now to make a decision. cleaned up the yard. Probably head to the beach bar a little later on golf cart.

Went to talk to a place about getting some landscaping work done. Nothing I detest more than lawn work. I'd rather hire that shit out.

At the grandbabys soccer game, then home for the day. Probably toss some brats on the grill for dinner.

Spackled some new corners in one of my units under construction.

Changed an elevator outlet in another unit.

All the while listening to DJ Laz from Miami on Pitbull Nation.

Spent 1 hr on my other business.

Wife went to butcher to suprise me w a steak. I did well!

Saved some geese

Now, taking a huge dump!

Next, tend to my climbing roses....

My bidniss partner is hosting the open house at the hood house today to get a tenant in place. 1st property so I'm a nervous wreck.

Gonna give section 8 a shot I think. Rents are ridiculous for a 3br in the hood. We listed it for 1100.00 and had 36 appointments to show it.
I was 14 when I started on family owned properties. I started in a very rough time and dealt extensively w Sec 8.

Money to be made, just requires a certain personality to handle. Not for me anymore.

Sound's like you are underpriced.

I'm directly across from NYC. Difficult market.

60 units here. We have one section 8 tenant and already sent paperwork so she is out when her lease is up in July. We’ve had a few decent ones over the years but mostly they don’t respect anything. We’re done with it for now. Market is too good.

House already has multiple offers. 2 full and one is cash at a listing of $580k. Buyers are from here and know the value and backed down. This is getting very common.

That's the going rate in Louisville metro for section 8. Hoping to refi house at 85K, so it should cashflow like a motherfucker. We did full gut remodel so cap ex should be near zero for a while.

Well, til a tenant trashes the place.

At one time my company had pest control contracts on 1500 Sec 8 units per month. Lots of multi-generational people. Little respect to the property from many. Complained about everything but did little cleaning. Dishes in sinks with mold growing on them. Almost everyone fries their food--grease everywhere. Break a window or destroy disposal putting metal bottle caps or utensils in it -- no problem, call City Sec 8 authorities if not repaired immediately. And lots of drugs.
