I really liked the rental property segment. How many years did it take you to get to 7 houses?
So I got a house in 2013 and another in 2015. Then I went in to business with my cousin who also had two houses. We bought 3 houses together in 2019-2020 before the market went nuts. It helps a ton having a partner like that (need someone you can trust)

I have found the real estate software REI Hub to be really good for the couple of properties that I own. I set them up all with their own bank account and the software does the rest. Check it out if you haven't already done so.

Also, as far as the LLC's go that is certainly advisable. But be careful, if you don't maintain the LLC or in other certain situations the LLC shield can be pierced. An easy alternative or additional security is to have an umbrella insurance policy. They are relatively cheap and would cover you in such a scenario.

Didn't hear it mentioned on the podcast, but I also love residential real estate as a hedge vs inflation. You will always value the roof over your head in proportion to other things. Same with food and water. You also have the ability to re-negotiate your rent on an annual basis, so if inflation jumps ... you just raise your prices.

It would be hard to start investing after this massive run up in real estate prices, but there are pockets of opportunity everywhere. Just have to pay attention and keep your eyes open.

I was gonna jump into this but this who scamdemic and the resulting moratorium has made me pretty gun shy.

That’s a nice sized portfolio you got there.
